Tenants
We
will make sure that you are prepared when you meet a prospective
landlord. You will be equipped with a completed rental application,
references from past landlords, employers, friends and/or colleagues,
and a current copy of your credit report.
Among other things, we will:
- Review with you all the tenancy conditions before you sign a lease agreement.
- Advise you of your tenant rights to live in a habitable and
safe rental premise, and of your rights to privacy. For instance, how
much notice your landlord should give you before entering your living
residence.
- Discuss with you the option to purchase renters' insurance to cover your valuables.
Landlords
Renting
to someone before checking his or her credit history or references too
often results in difficulties down the road. Spectrum Realty Co. can
assist you in this process by thoroughly screening each prospective
tenant. We will make certain that each applicant has completed a rental
application, has references from past landlords, employers, friends
and/or colleagues and has a current copy of their credit report in good
standing.
We will advise you in:
- Assuring that important terms of the tenancy are included in
the lease Agreement. Such as, when and how you should address tenant
concerns or repair issues and how much notice you should give before
entering a tenant�s residence
- Inspecting and recording the physical state of a rental premise before a tenant moves in or out.
- Purchasing liability and/or any other type of property
insurance in case of natural disasters, burglary, fire, vandalism or
injury, et al.
